QuadReal: Excellence lives here. www.quadreal.com Discover Glassdoors #3 Best Places to Work 2023 Manager, Tenant Coordination Based in Vancouver, BC, and reporting to the Director of Tenant Coordination, this position is a key member of the QuadReal Tenant Coordination team, and an integral part to the successful delivery of the new retail mall. Collaborating within a joint venture ownership team, the candidate will liaise with both internal and external design/construction teams and overseeing the progress of Tenant Fitouts. As the Landlord's representative, they will ensure timely completion of the Tenant Fitout, aligned with the mall opening timeline. Tenant types include in-line mercantile shops, luxury brands, food and beverage units, entertainment areas, and cultural spaces. The Manager, Tenant Coordination serves as the assisting supervisor responsible for delivering their assigned Tenant premises, applying the department’s coordination processes, implementing the design criteria As a Manager, Tenant Coordination You Will: Act as main support to the Director of Tenant Coordination, working closely with Leasing, Development, and Mall Operation teams to deliver high quality tenants in the shortest period from letter of intent through to store opening. The candidate will work with the Director to implement the Tenant Coordination processes and procedures set in place to meet and exceed delivery expectations. Support the Director in lease and Schedule C review and feasibility/costing for above shell work. Be the primary contact for assigned key Tenants to coordinate from lease finalization to base building execution, Tenant design development, permitting, construction and store opening. Distribute and implement the Tenant Design Criteria to communicate the design strategy to Tenants, provide guidance and assistance in Tenant’s design from conceptual phase through to final construction documents all while maintaining the overall brand level for the shopping centre. Be the liaison between Tenants, consultants, general contractors and able to address all base building and tenant design coordination issues. Review and manage cross disciplinaries and general contractors to ensure compliancy to base building IFC drawings and work execution on site within Tenant premises and any retail common areas impacting Tenant storefronts or their store design. Maintain oversight for day-to-day project management success by tracking, and monitoring Tenants’ deliverables including verifying and understanding of signed lease documents, Landlord space delivery obligations, Tenant store planning and design schematics, TI construction monitoring, to store opening. Possess full understanding of working drawings in order to comprehensively review Tenants’ store design documents such as architectural, structural, mechanical, electrical, plumbing and signage for compliance and adherence with Landlord’s design guidelines. Interface with Tenants and their designers to review, comment and approve their design and construction drawings ensuring alignment between Landlord and Tenant work responsibilities. Work with third party owner’s rep to plan and execute master loading logistics plan for Tenant contractor use and collaborate on all Tenant Fitout management process Take leadership in conducting Tenant requested feasibility studies, identify applicable Landlord work scopes, obtain cost and schedule estimates. Support the internal Design team to review, coordinate and modify details as needed in the retail common areas as it interfaces or impacts Tenant store designs. Work with the Tenants’ lead manager for TI design and construction to ensure Tenants are on track with their respective design and construction timelines. Perform deficiencies inspections and compile list throughout the construction of each retail/commercial unit before handover to Tenant, and after handover to Tenant, promptly issue final written copy to the Tenant for files and records. At end of TI construction, perform inspections to ensure compliance of work and related documentation in accordance with lease agreement. Flexibility to remote working with partial to full time basis at construction site offices. Your Background: Minimum 7 years of relevant working experience in Retail Design/ Tenant Coordination/ Construction / Project Management or a related field. Undergraduate degree in Interior Design/ Architecture Program or other undergraduate degree specializing in Engineering, Industrial Design or Project Management. Strong understanding of high-end retail design development/ design completion process, construction procurement strategies, and construction management of luxury retail stores Demonstrate knowledge of current retail design, food and beverage design trends and merchandising including lighting, signage, materials, and FF&E and current building codes. Ability to read and understand comprehensive and fully developed construction drawing sets (i.e.: architectural, structural, mechanical, and electrical plans) and possess a solid knowledge of construction detailing and sequencing. Basic project management skills and knowledge in Vancouver Building Bylaw Knowledgeable of the following programs: Revit, AutoCAD, Bluebeam, Adobe Acrobat Don’t have all of the above skills? The expected annualized base salary range for this role is $125,000-$135,000 The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
