Nature and Scope

United Gulf Developments is now seeking a diligent, energetic, and experienced Property Manager to join our Management Team.

United Gulf Developments is a Halifax-based development company responsible for the planning, construction & development of projects ranging from commercial plazas to high-rise mixed-use developments with residential, commercial, and retail tenants, to traditional apartments. The development, construction, and operation of all projects is managed internally by our team of experienced professionals.

The Property Manager’s responsibilities include daily management & operation of our large and growing Commercial & Residential Portfolio. Occasional evening and weekend work is required as the nature of this role is in service to our tenants and our commitment to customer care.

Duties

Duties include;

• Supervision of our Building Managers and site staff,
• Addressing escalated issues with our valued tenants both commercial and residential,
• Screening and approval of potential tenants,
• Reviewing commercial & residential leases,
• Managing commercial & residential leases,
• Scheduling and oversight of maintenance, snow removal, and landscaping trades,
• Implementing and regularly reviewing maintenance contracts with suppliers and commercial trades,
• Site visits including inspections related to maintenance contracts,
• Assisting Building Managers with collecting rental arrears,
• Preparing for and attending tenancy hearings, and
• Other duties as required.

Preferred Experience

Candidates should have experience with all the above duties.

Requirements

The ideal candidate is an initiative-taker with a bias to action. The following are requirements of the position;

• 3+ years experience in Residential and Commercial Property Management,
• A valid drivers license, and
• Extensive knowledge of the Nova Scotia Tenancy Act.
