Rentals Manager

The Property Rentals Manager works as part of the property management team. Day-to-day duties include a wide range of administrative duties as follows, but not limited to:
- Qualify potential tenant candidates
- Educate tenants on proper usage and maintenance of rental properties and property assets
- Complete move-in and move-out inspections
- Perform routine and scheduled inspections, report to landlord and management team
- Ensure assets of the properties are safeguarded at all times
- Handle tenants and landlords' complaints and concerns
- Educate tenants and landlords on residential tenancy act
- Draft and enforce leases and all contracts
- Manage the collection of rents, dues/ penalties and pay necessary property expenses and taxes on behalf of landlords as needed
- Handle reservations and coordinate cleaning and maintenance for Airbnbs
- Make sure that safety and security measures are maintained in the properties
- Communicating and liaising between landlords and tenants in a timely and professional manner
- Coordinate with trades on renovations, staging projects, and repairs
- Arrange city permits required for any major renovation activities or upgrades in properties
- Coordinate and collaborate with other property managers on the team re: coverage for vacation/ downtime
- Clean properties as needed
- Perform property maintenance carpentry and home improvement tasks as needed
- Take marketing photos and video tours of properties as needed
- Advertise for available listings as needed
- Other duties as assigned by Senior Management
The Property Rentals Manager is our representative in regards to resident and homeowner relations and therefore must promote an image of quality and professionalism at all times.
**Qualifications:**
- Post secondary education preferred
- Passion on helping tenants and landlords
- Exceptional communication and interpersonal skills in English
- Strong work-ethic and sense of integrity
- Detail-oriented
- At least 3 years experience in property management, housing, construction, interior design or hospitality industries
- Computer and smart phone literate
- Strong understanding of and ability to draft and reinforce contracts
- Self-starter, resourceful and has initiative
- Time management and punctuality
- At least 2 years experience in client-facing or customer service roles
- Eager and willing to add to knowledge base and skills
- Flexible working hours, some evenings and weekends are required
- Valid drivers license with clean drivers abstract
- Own transportation
Language required: English (Fluency in multiple languages is an asset)
Place of work: On the Road, multiple locations within St. John's, NL and surrounding areas
Compensation & Benefits:
- $18-25/hr depending on experience

Salary: $18.00-$25.00 per hour
Expected hours: No less than 40 per week
